5 Tips First Time Homebuyers Can Use to Save for a Down Payment

1. Count your pennies. Knowing where the money actually goes is a big step to realizing how to save and where to cut corners. Is Starbucks really the culprit? You can even use a site like mint.com to track your expenses for you. Who knows, you may be surprised at the results.

2. The Big Wedding. Every little girl may dream of that big white dress and fantasy wedding, but she also has aspirations of buying her first home with her new partner. Are you willing to downsize your wedding to get into your first home sooner? If any family members were contributing to the wedding fund, talk to them about a house fund instead.

3. Back to work we go. Taking on a second job is never fun, especially when you worked so hard to get a good paying, first job. However, the paycheck from another job can multiple in your bank account quickly, getting you that much closer to your down payment goals each week.

4. eBay your unwanted stuff. Sure, it is kind of a pain to sell on eBay, but it does net you cold, hard cash to put towards your savings. Purge your belongings and get rid of anything you haven't used in six months or more. Not only will you get a jump start on your savings, but you will have less to move when the time comes. You could even hunt for items that sell well on eBay at garage sales and thrift shops for a greater profit.

5. Get a Roommate. Rent is expensive. If you can split your rent with a roommate, even for a short time, you can save the difference each month. Another option that may be available is to move home temporarily. Living rent free, even for six months, allows you to save a large chunk of money each and every month towards a down payment on your first house.

Tax cut extension raises rates

As part of the temporary resolution to the recent battle over the Tax Cut Extension that took place in the last weeks of December, Congress decided that mortgage borrowers should foot part of the bill.  Technically, Congress increased the "Guaranty Fees" that Fannie Mae and Freddie Mac charge to lenders that securitize MBS (Mortgage-Backed-Securities) with the Agencies, but ultimately, this cost must either be absorbed by lenders, passed on to consumers, or some combination of the two.

From the official release on 12/29/11:

"On Dec. 23, 2011, President Obama signed into law the Temporary Payroll Tax Cut Continuation Act of 2011. Among its provisions, this new law directs the Federal Housing Finance Agency (FHFA) to increase guarantee fees charged by Fannie Mae and Freddie Mac (the Enterprises) by no less than 10 basis points from the average guarantee fees charged by these companies in 2011 on single-family mortgage-backed securities. This requirement is effective immediately, meaning that the average guarantee fees charged in2012 need be at least 10 basis points greater than the average guarantee fees charged in 2011."

The first official effects of these measures were seen today when BB&T distributed information to it's brokers and correspondents regarding the impacts of the fee increase.  In the announcement, BB&T explains that the 10 basis point increase in the Guaranty Fee or "G-Fee" as it's called, equates to a pricing difference of 30-40 basis points in terms of cost/rebate or roughly 0.125% in rate. 

The announcement tacitly warns that other lenders will soon follow suit by saying that BB&T is executing this change now  "a few days before all their competitors do the same."  While similar announcements are indeed, to be expected, some originators in MND's MBS Live Community have noted recent erratic behavior in lender pricing above and beyond what they'd expect for the usual holiday fluctuations.  The implication is that some lenders may already be in the process of pricing these increased costs into rate sheets and could forego formal announcements and simply spread the increased costs out over a longer period.

MBS Live! community member, Victor Burek stated in live chat: "I think some other lenders have added it already. One of my most frequently used lenders is about 30bps off in price despite unchanged MBS prices. Granted, there are other factors that could be driving this, but they could also be pricing in some of the expected costs of the Tax-Cut Extension."

Either way, mortgage borrowers end up footing the bill for the Tax Cut Extension.  Despite the April 1st implementation, the letter of the new law states that the average G-Fees in 2012 must be 10 basis points higher than those in 2011.  The bottom line is that rates must move higher on average and if lenders aren't building the fee increase into their rates now, they'll have to do so to a greater extent in the future to meet the "on average" guideline set forth by Congress.

Who we trust

Every week I sit in front of my computer and wonder what on earth I can write about that is over 400 words and is original content.  It may sound easy but believe me you can only write or rewrite so many articles on the subject of real estate.  My idea for this weeks blog was really a no brainer, our vendors for our weekly radio talk show on AM 1130, The Minnesota Real Estate Show, every Saturday from 11 am – 12 pm.

Home Affordable Refinance Program

Just last night I turned on the FOX 9 news and caught the tail end of a segment regarding the housing market. This is a jest of what I and maybe you missed.

There is a "Home Affordable Refinance Program” that the government is extending till 2013. It started in 2009, the program allows homeowners to refinance their home loans at lower rates by letting borrowers bypass the usual requirement of having a minimum of 20% equity. Many people who are "upside down” in their loans (owing more than the home is worth), could not qualify under program. Approximately 23% of homeowners (11 million) are "upside down” according to CoreLogic. The program so far has only been used by less than 900,000 borrowers and 72,000 of those were "upside down”. Housing Secretary, Shaun Donovan admits, "Has not reached the scale we had hoped.” Because of the housing market crash a lot of people in the hardest hit areas lost almost 50% of value in their home.

The people who are eligible for these programs are loans that are owned or backed by Fannie Mae and Freddie Mac, the government took control over both just a couple of years back. For those who qualify, your mortgage must have been sold to Fannie Mae or Freddie Mac before July of 2009. You can easily find out if your loan falls in this category easily by clicking on Fannie or Freddies loan tool. If you have a mortgage that was refinanced within the last two and a half years then you are ineligible. Or if you have had 1 late payment in the last six months or more than one in the last year, you will not qualify either.

For those who do qualify there could be a huge savings. Say you have a $200,000 at 6% but you can refinance through this program at 4.5% saving you $3,000 yearly.

Residential property sales in Minneapolis and St. Paul metro area saw a gain for the 3rd straight month in a row. This has been fueling positive views for a market that has been burdened by declining values and foreclosures.

Homes sales for September 2011 were up 26 percent comparing it to September 2010. Pending homes rose by 40 percent during that same time. All time low mortgage rates and demand for beginner homes helped to drive sales, this according to a report from the Minneapolis Area Association of Realtors.

We still face an uphill challenge. Home transactions are still near historic lows, and with bank owned properties dominating the market, price values on traditional listings are declining quicker than normal. Even though pending sales are mostly on the rise they don't always result in a closed sale.

Still, short sales and foreclosure properties represent nearly 40 percent of all transactions, putting a huge "dark cloud" on prices. The median sales price for Minneapolis and St. Paul metro area is $155,500, that is 7 percent lower than September 2010.

Brad Fisher, president of the Realtor association said:

"The report was encouraging but it is going to take awhile for prices to reverse course. There is typically some lag time between improved market balance and price movement.”

Just last month, home values on traditional listings were down 12 percent.

"Hopefully, that’s an anomaly”, says Herb Tousley, director of real estate program at the University of St. Thomas.

Some people are concerned that investors are driving the market. I, for one, think investors help our market. They purchase homes that need rehab work and then sell it to an able buyer. Investors are making our home values go up.

Hopefully our trends stay the same way and we see more positive news than negative.

Construction!

Is it just me or are you sick of the construction on Cedar and County road 46?  We are down to one lane on the west bound lanes of 46 which makes for a brutal wait time at the light.  I, unlike my husband, am smart enough to think ahead of time and take a different route.  Anything to avoid waiting 30 minutes at a light.  I am not sure what they are doing either on the north bound and south bound lanes.  They actually removed a signal light that was the longest red light on the planet.  So kuddos to MNDOT for that! 
 
I am also starting to feel like everywhere I go there is construction going on.  I was headed to Saint Paul the other and thankfully decided to go through Minneapolis due to 35E being closed from 494 to downtown.  Holy cow was I smart to do that!  I heard that the traffic was horrific!!! 
 
Also, in St. Paul I was going to show a property but almost could not get to it due to all of the road closures.  Almost every suburban street in the Highland/MacGroveland area is closed due to construction.  What do homeowners do?  Where are their guests supposed to park?  Seriously people!!!!
 
Now MNDOT seems to be doing something to 35W, north and south bound in Burnsville/Bloomington area.  I can't tell what but all I know it has caused many a headaches.  I have often wondered, why not just build the maximum size highway/freeway possible right in the beginning.  Dare to dream big!  Go all out!  Live large MNDOT!

Positive signs!

We are starting to see trends that are telling us that the real estate market in the Twin Cities seems to be stabilizing. Just last month, there were fewer homes on the market and more homes being sold.  This is something that we as Realtors love to see more of. 
 
In August, there were 23,502 that were active listings in the Twin Cities area which showed a 21.4 percent decline from the previous year AND the biggest annual drop since 2004!  This was given by the Minneapolis Association of Realtors which keeps track of stats for the metro and surrounding area. 
 
Thankfully, this report also indicates that there is a large increase in homes being purchased, a whopping 46.4 percent more than August 2010, which was right after the tax credit expired.  Even when I think about our real estate market last fall, I can still feel like I was kicked in the stomach.  It was that painful! 
 
President-elect of Minneapolis Association of Realtors, Cari Linn says, "The fact that there were literally no jobs added nationally in August is fairly worrisome for many in our industry."
 
With all this being said things seem to be heading in the right direction for the housing market....finally!

Rental properties = $$$$$$

There is not much news out there that is positive:  home prices are falling and foreclosures are on the rise. 
 
On the other hand, there is some good news:  the rental markets are in high demand which equals high rents.  This is mostly due to the 4 million foreclosures of previous homeowners becoming renters.  Also, people who are able to buy right now are more reluctant than before because lack of security in their job and they are scared the housing market has not hit "rock bottom" yet. 
 
For many investors, the best time to buy is when most others are sitting on the sidelines twiddling their thumbs.  If you are thinking about investing right now, here are a few things you need to know.
 
  1. Mortgage rates are at an all time low and so are many of the homes that are available lately.  All the while, demand for rentals has risen in most areas across the county and because of this it has also allowed landlords to charge more.  Hotpads.com, recently reported that rents in over 500 cities rose 11.6 percent in 2010 to an average of $1,320 a month. 
  2. Typically you will need to hold your property for at least 10 years, according to National Association of Realtors.  If you can hang on that long, you have a good shot a solid gains.  Marshall Sonenshine, a professor at Columbia University was recently quoted as saying, "Whereas leverage is dangerous when buying stocks, it can be a good long-term strategy with real estate."
  3. Investors are now required to have a down payment of at least 20% to 25% and evidence you have enough cash to cover six months worth of mortgage, tax and insurance payments. 
  4. Buy a property that is close to where you live.  You want to only have it be a 10 minute drive.  There is saying out there that goes "Investment property is like produce, its best bought locally!" 
  5. Make sure you work with a realtor that knows the area and has experience with rentals.  They should be able to help you find a great property that most tenants are attracted to. 
  6. To figure out what rent should be ask the previous homeowner for a copy of their leases.  Also you will want to go on Craigslist or Rentometer to compare what properties are renting for in the area.  
The overall goal for this is the make sure your rental income will at least cover your mortgage payment, plus a 20 percent cushion to handle repairs, vacancies and property management.  Also, be aware that mortgage rate will be at least a half-point higher than rates on owner-occupied proeperties. 
 
Remember you are now not only a landlord but someone who is in the PR business as well.  When your phone rings at 2 am because of a furnace being out, aswer with a smile.  You want your renters happy!  Happy renters usually mean they will stay longer in the property and  take better care of home as well.

Back to school!

I don't know about you but I love when the kids go back to school.  There is no greater pleasure for me than seeing my kids walk those happy little feet down to their bus stop.  I will have almost 6 hours of peace and quiet, time to work without interruption, errands to run, no extra mouths to feed or to clean up after!  Ahhhh, 6 whole hours. 
 
Our open house and orientation is this week and my kids are super pumped.  This year should be a little different than last year.  We had one elementary school in our district (district 194) close due to budget cuts, so that will mean more kids in the other elementary schools.  I know that Oak Hills Elementary will be at maximum capacity as it will be handeling the Ignite Program as well as new students from area schools.  Also the middle schools will no longer be having seperate teams which means the kids could have classes that are spread out throughtout the entire school.  I will be interested to see if it will even be a big change to the students, I am guessing that it won't be. 
 
How many of you feel like you need to go back to school just to help with your kids homework?  I know I do.  My son is a seventh grader at Century Middle School and it has been rumored that 7th grade is one of hardest years.  Thankfully our oldest is a sophmore at Lakeville South and seems to be the best "teacher" in the family, I swear she has a photographic memory!

New construction sales fall

home
National new home construction sales falls for the third straight month, signaling that our economy is still in the gutter. If this continues, the year 2011 will be the worst in history for new home builder since the 60's. The percentage of the fall was around one percent in July, yielding adjusted annual rate of 298,000, the Commerce Department said Tuesday. That is half of what a "healthy" market usually represents, which is around 700,000.
 
New construction makes up less than one-fifth of the housing market, it has an overall impact on the economy. For every new home that is built, it creates an average of 3 new jobs and $90,000 in taxes, this is according to the National Association of Home Builders.
 
A high unemployment rate, tougher lending requirements and larger down payments are not helping the situation. Plus, with the stock market plunging and growing fear that the United States could tip back into another recession are also keeping buyers from entering into a troubled market.
 
Paul Dales, a senior U.S. economist at Wells Fargo said, "A slowdown in the U.S. economy has more than offset any boost from super-low mortgage rates.  A new home is a luxury that many Americn can no longer afford."
 
Over all home sales are weak.  When we are in a good economy, people normally buy 6 million existing homes a year.  This years sales pace is for previously occupied homes is 4.91 million sales.  Also, a report just last week showed that more homes fell apart at the last minute than usual another sign that buyers are concerned about the economy.  At least 16 percent of homes sales canceled at head of closing in July, that is four times more than May.
 
There is a silver lining in this very dark cloud, sales rose in July for new homes valued at less than $150,000.  A loan amount that shows most people are comfortable with paying but most of the homes go quick.  If they are in decent shape or in a great neighborhood these homes move quick.  It usually takes a day or two to be on the market until they have an offer on the property. 
 
A median price for new homes also fell more than 6 percent to $222,000 nationally.  Overall it is still 27.5 percent higher the median price of a owner occupied home which is $174,000 in July.
 
Not to really put you in a more depressed mood but prices have dropped nationally more since the recession started on a percentage basis, than during the Great Depression of the 1930's.  And it took 19 years to fully recover.  Yikes!
 
But I will end this on a positive note for us living in the frozen tundra we call home, the Midwest region of the country sales rose 2.4 in July so pick you heads up and try to stay positive!
